These terms apply when you buy a RegulatoryPath report or data file. RegulatoryPath is operated by Twin Harbor Ventures LLC, a Wyoming limited liability company ("we", "us"). By checking the box at checkout and paying, you ("you", the buyer) accept these terms on behalf of yourself and the organization you buy for.
Research and filing preparation only. Not legal advice. Licensing determinations belong to the client's counsel.
Each product is sold separately:
PDF report. A formatted report of our findings for the states you choose.
CSV data file. The same findings as a data file. Every row carries its source link, checked date and label. The file opens and closes with the not-legal-advice lines above.
PDF and CSV bundle. Both of the above for the same states and checked date.
Products come in single-state and five-state packages at the prices shown at checkout.
Findings are research from published sources as of each row's checked date. Laws, fees and agency practice change, and we don't guarantee a finding is still current after that date.
Every row carries one of three labels: Verified, "Unpublished, confirm with agency" or "Consult an attorney". Only rows labeled Verified are findings. The other two labels mark where a published source is missing or unclear, or where only counsel or the agency can answer.
A blank field never means there is no bond, no rate cap, no fee or no deadline.
Nothing we deliver says, or should be read to say, that a license is not required. Whether you need a license, and which one, is for your counsel to decide.
We are not a law firm, and buying a product does not create an attorney-client or other advisory relationship.
We deliver files by a download link, shown on screen and emailed to the address you give at checkout, right after payment. The download link works for 30 days from your order, for up to 5 downloads of each file. If the link has expired, or a file doesn't arrive or won't open, contact us at the support address below and we'll send you a new link.
Specialty Lending reports include a Key Provisions at a Glance brief for each state and main module purchased, delivered with the report. The brief doesn't cover Timber or Water rights add-on modules.
You may use it inside your organization and share it with your own clients and advisers, as long as you credit RegulatoryPath and keep the not-legal-advice lines and checked dates on anything you pass on.
You may not resell, sublicense or publish it, or offer it as your own research.
load the data into your own internal compliance tracker or systems, and
update your own copy for your own use.
put the data into another product or service, or
resell, sublicense or distribute the raw data.
If you remove the not-legal-advice rows or the checked dates from the CSV, or strip them from anything you share, your license to use the file ends.
Sales of reports and data files are final, except that if a file is materially wrong against its own cited source as of its checked date and you tell us within 30 days of delivery, we will, at our choice, correct it, resend it or refund what you paid for that file. Nothing in this section limits any right the law gives you that can't be waived. Card disputes and chargebacks are handled under the card network's rules.
We provide the products "as is", without warranties of any kind except those the law doesn't let us exclude. To the fullest extent the law allows, we are not liable for any indirect, incidental, consequential or regulatory loss, including fines, penalties or lost business, arising from your use of a product. Our total liability for any claim about a purchase is limited to the amount you paid for that purchase.
Prices are in US dollars. We charge your bank account or card at checkout through Stripe. If you buy on invoice, you pay by the due date shown on the invoice. Sales tax is added where it applies.
Our Privacy Notice explains how we handle the details you give at checkout.
These terms are governed by the laws of the State of Wyoming, USA, and the state and federal courts located in Wyoming have jurisdiction over any dispute.
We may update these terms for future purchases. The terms in force when you bought apply to that purchase.
